Key takeaways
- Rent only appears on your credit file if you or your landlord use a reporting service
- TransUnion says rental accounts appear only with your consent and do not currently affect its credit score
- Borrowell Rent Advantage reports to Equifax: $10 a month, plus $99 to add up to 24 months of past rent
- Chexy’s Credit Builder reports rent to Equifax for free, but paying rent by card costs a 1.75% fee
- Missed rent can be reported too; a credit card paid in full is still the most reliable start
The short answer
Paying rent does not build credit by itself. Most landlords do not report to Equifax or TransUnion. Rent appears on your file only if you or your landlord sign up for a rent reporting service.
Even then, the effect depends on the bureau:
- TransUnion lists rent as an “alternative account”. Its FAQ says these accounts appear only with your express consent, and that “currently, alternative account performance does not impact credit score”.
- Equifax encourages reporting rent in its education articles. It has worked with rent reporting company FrontLobby since 2018. Equifax’s pages we reviewed do not say exactly how rent is weighted in its scores.
So rent reporting can add history to your file, but it is not a replacement for a credit card. Start with the 12-month credit building plan.
How does rent get on your credit file?
There are two routes:
- The tenant signs up. You pay a service, link your bank account or card, and upload your lease. The service checks your payments and reports them each month. Your landlord does not need to join.
- The landlord or property manager signs up. The landlord reports every tenant’s payments. In January 2026, TransUnion announced partnerships with FrontLobby and Zenbase to add rent to its files, as a separate category from debts.
Before you sign up, ask which bureaus the service reports to and when the first report appears. Borrowell says it reports the first payment the month after your first subscription payment. Also ask whether it reports missed payments. FrontLobby says landlords can report missed rent, and unpaid rent from past leases can be reported as a debt. Borrowell says it reports all payments, including missed ones.
Rent reporting services compared

Worked example: what does it cost per year?
Lina pays $2,000 a month in rent in Toronto. She compares two tenant options for one year:
- Borrowell, ongoing reporting only: $10 × 12 = $120. Adding 24 months of past rent would cost $99 more (or $69 with the bundle).
- Chexy: reporting is free, but the card fee is 1.75% × $2,000 = $35 a month, or $420 a year. Card rewards may offset part of this, depending on her card.
She also checks her lease: some landlords do not accept card payments through third parties, and her card limit must cover the rent. A $2,000 charge on a $3,000 limit is 67% use, which works against the 30% guide from the Financial Consumer Agency of Canada (FCAC). Check your numbers with the credit utilization calculator.
What about phone and utility bills?
FCAC says phone, internet and utility accounts can appear on your credit report. TransUnion also lists utility accounts and buy now, pay later plans as alternative accounts, which appear only with your consent.
Whether a provider reports to a bureau is up to the provider. Ask when you sign up. The safest way to make these bills count is to put them on your credit card and pay the card in full. For plan choices, see phone plans for newcomers.
How to check that your rent is being reported
Do not assume a service is working. Check your file a few months after you sign up.
- Get your free reports from both bureaus. See how to get your free credit report.
- Look in the right place. TransUnion suggests checking your Consumer Disclosure for an “Alternative Accounts” section. If rent is not listed there, it may not be reported to TransUnion.
- On Equifax, look for a new account from the rent reporting company.
- Check the details: the start date, the payment status each month, and your address.
- Fix errors. If a payment shows as late when it was on time, dispute it with the bureau and contact the service. Bureaus must correct errors for free.
Keep your rent receipts and bank records. They are your proof if you need to dispute.
Who might rent reporting suit?
- Good fit: you already pay rent on time every month, you have a thin file, and you want more history on your Equifax file.
- Maybe: you have past rent receipts in Canada and want them added. Borrowell accepts up to 24 months, which must be within the 24 months before you enrol.
- Poor fit: your rent is sometimes late. Missed payments can be reported and hurt your file.
- Poor fit: you would pay a card fee you cannot afford, or carry a card balance at 20% or more interest.
Before you sign up, read the terms on consent and cancellation. Borrowell says your account is reported as closed after your subscription ends. For housing tips, see renting your first apartment.
